Who are Harley Scott & Properties Abroad.com?

Harley Scott is the sister company to B1 and are part of The Business First Group. B1 itself is the building side of the group and Harley Scott was formed to own and manage all of the companies assets which total over 30 million pounds. Who are Nicholas Homes?

Nicholas Homes is the largest south coast Turkish developer having experience in building over 800 luxury villa’s and numerous Hotel and Leisure complexes.

Who will manage the Hotel Complex?

A subsidiary of Nicholas homes & NGI Holidays has been specifically set up to run and operate The Oludeniz Boutique Hotel and Harley Scott has invested in to this company. NGI Holidays will run the hotel complex all year round.

How will the resort be marketed?

NGI Holidays will market the resort through their exclusive links will all major tour operators such as First Choice and Thompson Holidays. NGI are currently taking bookings on phase one and have been fully booked each season the resort has been open. NGI has signed a two year contract to have exclusive marketing rights on the hotel and in two years time we will review all the contracts and prices.

What happens when I pay my deposit?

Harley Scott has paid NGI Holidays the funds to build the complex, on receipt of a clients deposit the client receives the contract / shared ownership agreement outlining the details of the purchase. Once the site is finished all clients receive a share of the freehold to their apartment suite showing their usage allowance and the right to receive a return on their share of the luxury suite.

For clients buying the suite outright, they simply receive the freehold title deeds to that suite.

As soon as we receive the clients reservation and the clients full details two copies of the outright purchase or share agreement / rental agreement will be signed and sent from Nicholas Homes in Turkey to Harley Scott in the United Kingdom. Harley Scott will then sign the paperwork and forward it on to the client. The client then needs to sign both copies and return one to Nicholas Homes in Turkey using the stamp addressed envelope and retain one copy for their own records.

When will I get a return on my investment?

Once your villa / suite has been built and has been let for holiday use at the end of the season all income for your suite is totaled and then divided up between all the share holders. Payment to share holders is made around the end of December each year. Outright purchase owners receive the full undivided amount for their suite.

Which company pays the client/s their dividend.

This money is paid direct from NGI Holidays.

What guarantees are in place for the Purchaser if the development does not complete for whatever reason or Harley Scott ceases to exist?

The company that has been set up to build this particular project will not be loaning any funds to build the overall resort and the funds to build it as per point 5 have already been allocated, it is therefore virtually impossible that anything can effect this investment or the resort itself. Should Harley Scott itself or NGI Holidays either cease to exist this would not effect the contractors set up to complete this project as they are totally separate companies.

Can I see a copy of the Land Title?

Do you need a Turkish Bank Account?

No you do not need a Turkish Bank Account.

What is the maintenance cost?

The fee required by the hotel for a weeks use will be £50 for a 2 bed suite and £75 for 3 bed suite, investors will be asked to leave this when vacating the complex.

Is it double tax i.e. pay tax in Turkey and in the United Kingdom?

No you only pay one tax in the United Kingdom.

Can I sell my share or outright owned suite on?

Yes the shares can be sold or transferred at anytime by a solicitor giving notice to the Turkish solicitors for a nominal fee. Outright owners can sell their suites in the normal way through any real estate agency or preferably through properties abroad.com as it seems reasonable to believe that given the rarity of sea view properties overlooking Oludeniz, particularly hotel serviced ones, a healthy aftermarket will exist for the properties.

When and how can I book my stay at the resort.

Once you have paid your deposit you will be able to call / go online and contact NGI holidays in the United Kingdom and they will give you details of availability as well as connections for the best available flights etc.

What is shared ownership?

Name on a freehold title deed giving you a shared ownership of that freehold which also gives you rights to let your suite through an existing hotel complex and have use of the facilities in the off peak months.

What is fractional ownership?

Very similar to shared ownership, only there is no hotel company in place to mange and maintain your property.
