High-season use. As with outright purchase, share owners can now opt-out of the hotel using your hotel suite. Each year, buyers will have the right to remain opted-in or to choose to opt-out of the hotel's rental & maintenance programme which commits the high season period of the owner's shares to the hotel for them to use in order to finance the owners rental income and annual maintenance. By choosing to opt-out at the beginning of each year, share owners retain the full use of their weeks throughout the year but will have to pay the annual maintenance charge for that year. This opt-in-opt-out facility applies only to the 3 suites in Villa L which is due for completion in 2011.

Once sales are more advanced in Villa K, purchase prices of suites and shares in Villa L, the next villa to go on the market, and perhaps the remaining shares in Villa K, are planned to increase by 5%.

Prime Minister Gordon Brown and Foreign Secretary David Miliband at a House of Commons reception promoting Turkey, announced that Turkey is officially the 16th largest economy in the world and back to growing fast. They further added that Turkey’s accession to the European Union was not only crucial, but near certain and that Britain remains committed to supporting and working towards Turkey’s membership.
Brown also used the occasion to announce the visit to Britain this month of Turkey's Prime Minister Recep Erdogan. Brown said his visit would boost current ties between Turkey and Britain and also contribute to peace and stability.
Miliband said Turkey had been passing through a great transformation that would benefit Europe and Britain and that Turkey was a bridge between Europe and the Muslim world, an important energy center and should be a full member of the EU.
The reception was attended by Peter Mustafa, Director of Propertiesabroad.com and Sales Partner in the Ölüdeniz Boutique Hotel project, His Excellency the Turkish Ambassador to London Yigit Alpoganvariou, MPs and Councilors connected with promoting Turkish interests.

Alternatively, owners can make a partial arrangement with our hotel for the weeks they do not want to use. All apartment suites are tastefully and fully furnished to high quality hotel standards.

Just announced, as part of the pre-launch fine tuning, it has been decided that purchasers of entire suites or villas will now receive a freehold title deed (tapu) to their suite and not an auto-renewing 99 year lease. Owners of entire suites also have the option to opt-out of the hotel's rental & maintenance facilities freeing up all 52 weeks of each year in perpetuity. Shared owners will receive a share of each villa's freehold proportional to the type of suite they are buying and the number of weeks they want.
Owners of entire suites, rather than 1/26th shares, will be able to opt out of signing a rental agreement which cedes the high season 26 weeks to the hotel. The rental agreement provides the hotel with income from the suite in order to pay for maintenance and communal facilities and generate 8% annual income. By opting out of this agreement, owners have the full use of all 52 weeks in every year but lose the annual income and will have to meet their own maintenance costs.

I have written this . . . well, I suppose it's a bit of a rant, because I have come to realise that anything which remotely involves the use of the word ‘share' throws people into an instant and collective dismissal of the idea even though the concept is no different to that of a few friends buying a property together. Given that you can buy your very own 942ft 2 hotel suite outright hammers home the point that this is not a timeshare project.
Choosing to buy one with a few friends or other like-minded people makes the whole deal no more expensive as the purchase price is pro rata. Sharing a property, particularly in such a protected location, is über environmentally friendly as it creates year-round use and makes it very easy to sell on given that the suites are within a busy up-market boutique resort hotel.
The 33 suites in the Ölüdeniz Nicholas Heights boutique Spa Hotel is offered by propertiesabroad.com. The apartment suites, nearly all of which have good sea and mountain views, can be purchased outright for a very reasonable £129,948 where you also receive your freehold title deed (tapu). If you only expect to use it for a few weeks each year, you can buy 1/26th shares for £4,998 each. Income from the hotel pays the annual running costs whilst at the same time providing an annual income to owners of around 8%.

Look at many 20 year-old foreign owned apartments and you will see the decline that can settle in with under use. Because our properties will be in continual use with a properly allocated maintenance and sink fund derived from such year-round use, such decline is prevented.
Ölüdeniz is one of the most protected, pristine and idyllic locations on the entire planet. It is one of the great iconic symbols of Turkey. Hence why the Turkish government has gone to great lengths to ensure there is little hillside development overlooking the beach, sea and the famous lagoon. Oludeniz is one of the most photographed locations in the world and one which looks equally spectacular from the air as well as from the ground.

The concept of environmentally friendly holiday home ownership takes a number of forms. Shared ownership, or fractional, as it is often known, is likely to become a policy imperative across Europe. France has created its own highly successful version called leaseback in order to discourage underused properties and the damaging environmental impact that comes from building developments which lie empty for most of the year.
Spain may one day regret it did not introduce such a policy years ago before its coastline became impacted with little used property resulting also in the double whammy of raised land prices beyond the reach of locals. I predict some owners will soon begin to fractionalise their properties as a way of selling the weeks they do not need.
